Property Inspections

As the first line of protection, timely and accurate property inspections provide essential insight into a property’s condition and occupancy status. This information allows proactive steps to be taken to secure and preserve the asset. Early identification of issues and damage helps minimize risk, reduce costs, and protect long-term property value.

Peachbuilds Property Management offers a comprehensive range of inspection services, including exterior occupancy verification, contact attempts with secure door hangers, and complete interior inspections. Our detailed reporting and photo documentation ensure clients receive reliable, actionable information for informed decision-making.

Damages such as mold, roof leaks, and pest infestations aren’t visible from the outside of a property. Left unchecked, these issues can become expensive and difficult to repair and often strip a property of significant value. When identified early, however, damages often can be repaired for less than $500. Interior inspections are typically completed monthly, after the initial securing of a vacant property. Interior inspections comply with all investor and insurance guidelines.

During exterior inspections, our inspectors visit defaulted properties to verify occupancy status, assess overall exterior condition, and identify any adverse or risk-related conditions. Confirming whether a property is occupied or vacant is a critical step in determining the appropriate preservation actions.

Peachbuilds Property Management provides detailed exterior condition reports, documenting issues such as visible damage, unsecured doors or windows, overgrown grass, and other maintenance concerns. Inspectors also record the presence of “For Sale” signage, municipal citations, and official notices, ensuring servicers receive accurate, actionable information for timely decision-making.

Contact Attempt Inspections are conducted on behalf of mortgage servicers and lenders to help establish communication with delinquent borrowers. Inspectors make up to three contact attempts, typically spaced 24 hours apart and at varying times of day, to maximize the likelihood of successful contact.

These attempts are performed during a visual exterior inspection to verify occupancy status, in accordance with investor, insurer, and client guidelines. No interior access is attempted during these visits. When contact is not made, inspectors leave a secure door hanger containing the client’s contact information to encourage follow-up.

Peachbuilds Property Management also offers rush inspection services, with turnaround options available within 24, 48, or 72 hours, based on client needs.

Once an inspection confirms that a property is vacant, Peachbuilds Property Management takes immediate action to protect and secure the asset. A qualified contractor secures the property and performs lock changes in accordance with investor and insurer guidelines. For pre-foreclosure properties, locks are changed on a secondary entry when applicable. For post-foreclosure properties, all exterior locks are changed.

Throughout both pre- and post-foreclosure stages, properties receive scheduled inspections to identify damage, safety concerns, or debris. In cold-weather regions, plumbing systems are winterized as required. All services are fully documented with detailed photographs and written reports, which are promptly submitted to the client.

Peachbuilds Property Management approaches eviction-related services with professionalism, care, and strict adherence to local laws and regulations. Our licensed and experienced staff handle each process responsibly, ensuring property protection while supporting a smooth and compliant transition.

We prioritize safety, legal compliance, and clear communication throughout every step, giving clients confidence that their properties are managed with integrity and attention to detail.

Interior and exterior debris that creates a potential health, safety or infestation risk, or that may result in a code violation, is routinely removed from properties, both pre- and post-foreclosure.  Once a property has gone through foreclosure, all debris inside and out, hazardous and non-hazardous will be removed. Interior debris is removed per investor guidelines, and exterior debris is taken to a licensed dumping facility. Personal items left in the property remain until clients provide specific instructions or a personal property eviction is ordered, generally, once the property has moved through foreclosure.

When a property is scheduled to convey to HUD, a mortgage servicer has a tight window of time to assure that the property is in acceptable “convey condition.”  All required information must be in order and readily available to the mortgage company at their request. Contractors are sent to confirm and immediately report back on the vacancy status of the property; maintenance is scheduled, and all convey maintenance work orders must be submitted within 24 hours of completion and sent to the client.

In cold climates, vacant properties are vulnerable to costly and serious damages from frozen and burst water lines. Preservation winterizes all plumbing fixtures, inside and outside a home, including sinks and toilets, outdoor spigots, and dry, steam and radiant heat systems.

 Preservation contractors drain all water lines and use air compressors to assure that all water is blown out of the lines. Contractors also drain hot water tanks and pressure-test the system for possible leaks. Toilets are cleaned and flushed, and antifreeze is added to bowls and tanks. Antifreeze is poured into sink drains and traps. Stickers are applied to all winterized fixtures noting the date of winterization, providing Safeguard contact information, and advising that the fixtures cannot function without a proper de-winterization.

Whenever possible, utilities at a vacant property will be turned off. If a sump pump is present, electricity will remain on. All winterization services are supported with written and photo documentation and submitted to the client for review.

In the winter, removing snow accumulation is important to provide safe access to properties by maintenance crews, city inspectors, first responders, real estate agents and others who have legitimate business at a property. Preservation maintains all walkways and driveways, per our client’s request and instruction, during the winter to assure safe access. Snow accumulation of three inches or higher is removed per investor guidelines, and surfaces are salted to prevent ice build-ups.

Peachbuilds Property Management provides prompt and reliable emergency repair services to address urgent property issues and prevent further damage. Our experienced teams utilize modern equipment and proven methods to deliver high-quality, effective results.

In addition to emergency repairs, we offer essential seasonal maintenance services such as snow removal, lawn mowing, hedge trimming, and general upkeep, ensuring properties remain safe, compliant, and well-maintained year-round.

Whether a vacant property is in pre- or post-foreclosure status, proper lawn maintenance is essential to preserve neighborhood standards, prevent public nuisance issues, and avoid municipal code violations.

Peachbuilds Property Management performs lawn maintenance in accordance with FHA requirements, client instructions, and investor guidelines. Grass is typically cut on a bi-weekly schedule during the growing season, beginning in early spring in most regions. Shrubs are trimmed at least once per season, with additional service available upon client request.

During each lawn maintenance visit, properties are also visually checked to ensure they remain secure, helping protect the asset and surrounding community.

Once initial services are completed, we notify the assigned real estate listing agent so marketing efforts can begin without delay.
